Carter Jonas appointed at HEMISPHERE Two

Sciontec has selected Carter Jonas as leasing agent for its planned HEMISPHERE Two laboratory and workspace development in Liverpool.

HEMISPHERE Two is the second phase of a project that will, along with HEMISPHERE One, ultimately offer a combined net total 216,693 sq ft of data labs, chemistry labs, bio labs and innovation labs, alongside incubator space, grow-on and commercial lab space.

Located at Paddington Village, Liverpool City Council’s flagship development site in the city’s Knowledge Quarter innovation district, the 99,503 sq ft building will stand adjacent to HEMISPHERE One, which is expected to see work start on site in Autumn 2025.

Carter Jonas has been appointed to support Sciontec, a partnership between Liverpool City Council, University of Liverpool, Liverpool John Moores University and Bruntwood SciTech, in attracting UK and global health and life sciences occupiers to the development.

Worthington Owen and Avison Young have previously been appointed by Sciontec as agents for HEMISPHERE One, as well as Liverpool Science Park.

Colin Sinclair, chief executive of Sciontec, said:

“As we move closer to starting on site at HEMISPHERE One, we are also focussed on the exciting opportunities around HEMISPHERE Two as a further location for world-leading research and a place for innovators and pioneers to collaborate.

“The Knowledge Quarter will be the engine room for delivery of the LCR’s Innovation Zone ambitions and we are building the capacity required for those aspirations to become a reality, while simultaneously meeting the very current, unprecedented demand for high-quality lab and workspace in Liverpool city centre.

“We are confident the appointment of Carter Jonas, with its extensive experience of working with specialist innovation businesses, science parks and innovation districts, can help us to reach those companies who will recognise the incredible potential of this development for the city region and the lasting impact it could have on their business.”

Matt Lee, partner and head of science and technology at Carter Jonas, said:

“Liverpool’s Knowledge Quarter has evolved into a dynamic hub for innovation and research, with a strong emphasis on life science, material science and clean technology.

We are pleased to be working with Sciontec on the development of HEMISPHERE Two, a high-spec lab facility that will offer companies valuable opportunities to collaborate with universities and the NHS.

This initiative will further enhance the vibrant and diverse community of innovative businesses in the area, fostering an environment of R&D and collaboration.”

HEMISPHERE One and Two are key projects within the LCR Life Sciences Innovation Zone, part of the Governments Investment Zone programme, which intends to create a production superpower in life sciences and pharmaceuticals in the city region over the next ten years.
